Smoke and heat extraction systems in stairwells and halls are required by building regulations and subject to inspection. We check whether maintenance and function tests actually take place and whether the system reliably opens when triggered.

What we look for

  • Function test of all opening elements and triggers
  • Condition of actuators, control unit and emergency power supply
  • Maintenance intervals and record keeping
  • Clearance of air inlet openings
  • Interaction with the fire alarm system

Typical findings

  • Emergency batteries over-aged and not replaced

  • Function test documented for only some of the openings

  • Contract covers the control unit but not the opening elements

Typical intervals

At least one annual maintenance with function test, plus recurring inspections under the inspection ordinance.
