What the inspection ordinance covers
Certain systems in special buildings are inspected before first commissioning, after major changes and then regularly. Special buildings are, for example, high-rises, large residential complexes or assembly venues.
What is inspected is what matters in the event of fire. Ventilation, smoke extraction, sprinklers, fire alarm system and safety power supply.
Who inspects and how often
The inspection is done by state-recognised certified inspectors, not by the maintenance contractor. For many systems the interval is several years.
The operator must arrange the inspection in time and present the report on request.
What happens during the inspection
The inspector checks whether the system is effective and safe to operate. This includes function tests and a look at the maintenance records.
The result is a report with defects and deadlines. Significant defects can classify the system as ineffective.
Preparation makes the difference
Most follow-up appointments can be avoided. This should be settled beforehand.
- All maintenance has been carried out and documented.
- Defects from the last report have been rectified and proven.
- As-built documents, logbook and reports are complete.
- Access is arranged and the contractors are scheduled.
- Known weak points have been checked in advance.
After the inspection
The work begins with the report. Defects are rectified on time, documented and the next appointment is scheduled.
